Get ahead of the game with these top house moving tips:
- Always let your solicitor know what is happening throughout your transaction – for example: if you have agreed a completion date direct with the seller.
- If you have a timescale for your move, always let your solicitor know. It is also helpful to know your reasons as this can then be explained to the rest of the chain.
- Provisionally book any time off work you may need for your move.
- Call round a couple of removal firms to check and confirm they are available on your required completion day.
- The agent should read all utility meters as you leave your property; but it is a good idea to read and record them yourself, both in the property you are leaving and the one you are moving into.
Set your buildings insurance up in advance of exchange, then you can easily then put it ‘on risk’ once the exchange has taken place.
- Ensure your solicitor knows if you are accepting financial help from friends or family for your purchase as there are rules which must be followed in relation to this; be aware that can take a little more time. Invariably, the person lending or giving the funds will need to be offered advice and the solicitor will need to see their identification documents. Also, if there is a lender, the lender needs to be informed and give their consent.
- It is always better to use an accessible, local solicitor who you can meet with face-to-face to discuss anything you need to.
- It’s a good idea to know details of any chain you are in and their respective situations. This way your solicitor can spot potential problems that may occur and make relevant provision for them.
- Return relevant paperwork/replies to your solicitor or estate agent as quickly as possible to avoid any delays.
